A repair/replacement flat roof on a front porch in Manchester, UK

K-Roofing contractors inspected a leaking flat roof on a small domestic porch. Minor repairs were unsuitable because the roof survey had identified rot in the timber decking caused by water ingress and damp.

  • The existing defective roof deck, felt membranes and chippings were stripped back to the sound roof joists, and removed from site for disposal
  • To prevent recurrence of the poor drainage problems and ponding we mechanically fixed firring pieces (triangular wedges 3" to 0") to the joists. This ensured a fall would be given to the new timber deck causing rainwater to drain off
  • The roof then had the replacement plywood decking installed made from 18mm Exterior grade WBP (Weather and Boil Proof). The water resistant adhesives used in construction of the plywood ensures water resistance throughout the plywood to combat any damp

  • At brick wall abutments we installed 50mm x 50mm tilt fillets to ensure drainage. The tilt fillets are 3 edged raised upstands that channel the water to the front gutter
  • The built up felt membrane felt system required was discussed and agreed with the client and installed to the specification. The specification is based on the balance of the merits of each proposal: the roof type and usage, local environmental factors; lifetime requirements; and cost that best suits a particular budget
  • The replacement sheet felt material was applied in layers using the 'Torch on' system. 'Torching on' is ideal for small roofs because the felts are bonded together with liquid bitumen compounds, creating an impermeable barrier with total lap security
  • Fire precautions were taken because direct heat was applied to the materials.
  • Aluminium metal edged trims were supplied and installed to the edges of the roof and mechanically fixed in position
  • Existing guttering was renewed with uPVC gutters and down pipes
  • At abutment, to ensure a watertight fix, 150mm Lead substitute / alternative (UBI-Flex) flashing were supplied and installed and mechanically plugged at 300mm centres and finished/sealed with a flexible lead sealant.
  • The existing timber fascias were removed and replaced with uPVC fascias (horizontal) for long life and easy maintenance.
