KK-Roofing refurbishment and repairs to Dukinfield Town Hall slate roof. The contract included replaing leadwork on the roof, abutments, tower(s) and reslating and stepped flashings to the bay windows. Lead metreage statistics:

Main Slate RoofOverall, the large main areas of the Town Hall were deemed in good condition and the general slating was in good order Bay Window RepairsWe carefully stripped back the existing roof slates and stacked them for reapplication. The timbers were in good order upon inspection. Repairs required the releading of flashings on abutments in code 4 Each flashing was mechanically plugged twice and mechanically sealed using flexible lead seal to ensure long life and watertight fixing Roof Gullys, Abutments, Soakers and FlashingsAll of the roof lead needed rening to ensure it met Lead Development Agency (LDA) Regulations Access to the gullys was gained at the bottom of the slated roof areas where the first 3 courses of slating were mechanically removed from eaves upwards All the defective lead gully material was removed and disposed of. A report on existing timbers was provided to main contractor, and remedial work and repairs was carried out by them All defective leadwork was then renewed according to LDA Regulations. Fully welded expansion joints were installed to allow thermal movement caused by solar radiation The roof valleys were renewed in code 5 lead. Where dual roof pitches meet the lead valley rainwater run-off is channelled into the gutters. We make the lead valleys on-site using lead sections no longer than 1.5 metres. This length allows for thermal expansion and contraction of the metal, preventing stress and loosening or splitting of the lead. The lead sections were fixed using copper nails to prevent corrosion or chemical reaction. The first valley piece is fixed at the valley bottom and nailed at the top. Subsequent sections overlap the underlying by 150mm to prevent water ingress Against all wall abutments all courses of slate were removed 3 courses in from the abutment to gain effective access to lead soakers. When replacing soakers they are cut to size and installed while the slates are reinstated. The first 3 courses of slate material above gullys was relaid. Reclaimed Welsh slates were sourced to match existing to compensate for any breakages All stepped and lead flashings were renewed in code 4 lead Roof Spire and TowerThe spire with flag pole was reslated and lead flashings were repaired. The roof tower on the rear roof section of the building was stripped of courses of slate and the defective lead paneling and soakers. New vertical wooden mop roll joints were installed and lead soakers and aprons were installed at the base of the tower as reslating progressed. New code 5 lead panels were cut to size, dressed to suit the mop roll joints, copper nailed at the top and clipped with Turn Coated Steel clips at the base to allow thermal movement The client was delighted with the work.
