More about our: Commercial sector tile roofing The block contains 19 apartments and was constructed by Sailbridge Homes. The main building contractor installed all of the structural elements of the roof - the joists and rafters. K-Roofing contractors were employed to provide and install all of the roof coverings for the 'warm roof' system. Waterproof Breathable Roof MembranesThe base layer of the 'warm roof' system is the waterproof, breathable roofing membrane The membrane was trimmed to the relevant sizes to ensure total roof coverage. The roofing membrane was securely attached to timber structure with mechanically fixed wooden battons set at the correct gauges. The roof membranes form the secondary roof covering positioned over the structural timbers to form a roof seal against weather, preventing the ingress of water and airborne particles into the roof area. The membrane was secured to the roof timbers with 25x50mm wooden battons horizontally positioned and mechanically fixed. Velux Window InstallationWithin the timber roof frame, sub-frames were installed that would hold the Velux windows and flashings. This is called 'Trimming out'. All Velux windows were installed with their appropriate flashing kits whilst roof tiling progressed. Smooth Red Marley Modern TilesMarley smooth, red, interlocking roof tiles were specified in the building plans. The tiles were selected based on a combination of factors: the aesthetics of the building, the environmental stresses effecting the roof, and the cost. Roof AestheticsIn a competitive modern housing market, apartment sales require attractive buildings and the targeting of affluent buyers. Apartment buildings are designed to appeal to the eye, be unique and interesting and to appear to be constructed of high quality materials. Environmental ConsiderationsTile designs are tested so they meet challenging environmental conditions. Stalybridge lies at the foothills of the Pennines in north-west England and the area is subject to extremes of weather. Based on the building height and it's situation the tile manufacturer (Marley Eternit) recommended that each tile was double nailed and clipped in place. Lead FlashingsTo protect the roof tiles roof hip lead flashings were installed and mechanically fixed. All hips along the mansard roof were installed in 1.5 metre lead rolled joint details and secured by Turn Coated Steel (TCS) clips at 300 mm centres. Where the mansard roof meets the main roof, a 450mm code 5 lead flashing has been installed and secured in place by TCS clips at 500 centres. Roof Valleys & RidgesThe quality specifications for roof valleys, ridges and verges recognised the height and situation of the building. All roof valleys were installed in Code 5 lead. All roof ridges and hips (dry fix systems) were mechanically fixed instead of using traditional cement to ensure maximum security of fixture. All roof verges were installed with plastic dry verge caps (instead of cement). Tile vents were installed within the tile systems for all top floor apartment extractor fans.
