Retiling Contract in Manchester

This reroofing contract was to refurbish 143 residential units - 93 houses and 50 flats.

The existing tile roofs on these council homes had reached the end of their useful and dependable lives and the estate required the remaining council owned properties to undergo preventive maintenance.

Multiple roof and tile problems included:

• crumbling/shaling of clay tiles
• dislodged tiles
• tiles with corners broken
• discoloured tiles and roofs
• rotted bituminous felt at the eves
• chimneys requiring reflashing and new lead aprons
• loose and poorly fixed ridge tiles

Our roof tilers are experts - they have industry certificated qualifications and experience, and are able to install traditional and modern roof tile systems such as the Redland Duo Plain tiles in Old English Dark Red; and Redland Rosemary clay tiles pictured in these examples.

Tile Roofing

Retiling the roofs required:

1. Scaffolding errected for access and safety
2. The stripping off of existing damaged or decayed tiles, battens, felts gutters and pipes
3. Positioning of the appropriate breathable felt membrane to the roof structure
4. Mechanically fixing new timber battens and membrane sections to the structure
5. From the eve-line tiles are laid or hung in regular overlapping rows (courses) along the framework of a roof, and fixed with nails to the new wooden battens
6. Any roof extrusions such as pipes, chimneys etc are made watertight
7. Lead chimney flashings and aprons are installed
8. Renewal and fixing of the gutters and down pipes
9. Replacing of ridge tiles to be fixed
10. The cement verges fixed

The roofing contract work was completed to schedule and within quoted costs. We ensured the minimum or disruption to the house occupants.
