The K-Roofing is an approved contractor for council work.

The roofing contract was to refurbish 143 residential units - 93 houses and 50 flats.

The tile roofs on the council flats and apartments were at the end of their dependable lives.

All the council owned properties on the housing estate required preventive roof maintenance.

Multiple roof problems were evident in the tile roofs and were mainly due to the age of the properties, they include:

  • shaling of clay tiles - causing tiles to flake and disintegrate
  • dislodged tiles on the eaves
  • tiles with broken corners
  • discoloured tiles and tile roofs which are unsightly
  • rotted and hardened bituminous felts at the eves
  • chimney stacks that required renewal of lead flashings and aprons
  • loose and poorly fixed ridge tiles
  • evidence of multiple minor repairs

K-Roofing are expert in roof tiling and we undertook the reroofing of the flats and houses using only industry certificated roofers with the qualifications and experience to undertake work of the highest quality and complete it within the time frame available.

The blocks of flats (top 2 main pictures) were reroofed in Redland Duo Plain tiles - Old English Dark Red. Each tile has the appearance of two tiles. This solution is a cheap and effective solution because fewer and larger tiles reduce fitting times.

The tiered terrace houses had the original Redland Rosemary clay tiles replaced with identical specification to preserve the character of the buildings.

Tile Roofing

Retiling the roofs required:

  • sufficient scaffolding erected for roof access and safety
  • stripping out of the existing gutters and down pipes, roof tiles, ridge tiles, wooden batons, felts and lead flashings
  • Mechanically fixing the replacement breathable membranes to the roof structure with wooden batons
  • from the eve-line tiles towards the ridge the tiles were hung in regular overlapping rows (courses) along the framework of a roof
  • roof extrusions such as vents were provided with waterproof roofing materials
  • stepped flashings at abutments were installed
  • chimney stacks were 'ground-out' and then repointed with 3:1 sand/cement ratio and had replacement flashings and aprons installed. Lead aprons fit around the base of the exposed chimney stack and extends down the roof and are secured underneath tiles either side of the chimney
  • Renewal of the guttering and down pipes
  • Replacement ridge tiles were wet fixed, i.e. fully bedded in cement along the roof ridges to ensure they matched the requirements of the environmental conditions and for longevity. Sides and collars were skimmed in cement to ensure a watertight hold
  • picture 5. shows the abutment where the dual roofs of adjacent blocks of flats join. At the join there is a lead valley and stepped lead flashings. Where run-off is channeled onto the roof tiles, protective lead soakers have been installed which intersect with the stepped flashings installed in the wall. This prevents water flowing onto brickwork.
  • lead valleys are installed using lead sections no longer than 1.5 metres to allow thermal movement within the metal expanding and contracting which would cause the lead to loosen or split. Copper nails avoid corrosion and chemical reaction and each section overlaps the underlying section by 150mm to prevent water ingress.

The reroof contract was completed to schedule, at the agreed quote and there was a minimum or disruption to the tenants.
