Slate roofing, dormer releading, renewal of timber fascia and soffits.

The roof to this house was at the end of its lifespan and required a complete reroof.

  • The slate roof was defective with numerous broken, damaged and tarred slates and poorly seated ridge tiles
  • The existing lead was of variable thickness and showed evidence of thermal movement caused by heating by the sun
  • The timber fascias were rotten and unsound
  • The dormer flat roof had defective decking
  • The supply and erection of scaffolding for roof access and safety
  • The existing roofing materials were stripped off and dispose of or stored ready for reuse, this included:
    • slates
    • wooden battons
    • lead flashings and valleys
    • ridge tiles
    • Velux windows

Lead roofing
  • Reclaimed Welsh slates were acquired for the entire roof area to ensure minimum variation to colour/shade, grade, thickness and steps of slate.
  • A waterproof breathable membrane, a secondary roofing system, was positioned over the structural timbers. The membrane forms a seal against any wind blown spray that might enter under the slates. It is the base layer of the roof covering
  • The membrane was mechanically fixed to the structural timbers using 25x50mm wooden battons , positioned horizontally.
  • The positioning of the battons was set specifically to take the courses of reclaimed Welsh slates
  • Slates were raised onto the scaffold and fixed to the roof battons with the smaller slates towards the top of the roof to minimise roof loading
  • Code 4 lead (a British Standards quality classification) was installed to all chimney flashings, incorporating flashings and aprons and to roof valleys

Velux Windows

  • The existing skylight windows were found to be unsound and at the end of their reliable lifespan and so were replaced
  • We fitted the replacement Velux windows using the new flashings

Ridge Tiles

  • Replacement ridge tiles are high grade mechanically fixed versions designed for locations at risk of high wind speed and turbulence
  • The Redland Smooth Uni-Angle dry fix system was installed on all hips and ridges
  • Roof slates were cut to the appropriate angle to suit the roof hip
  • The adhesive membrane which forms a seal and ads structural integrity to the ridge was supplied and fitted
  • The dry fix system ridges were then laid in position and mechanically fixed to the hip rafter

Timberwork

  • The timber fascias of the hip apex were renewed and mechanically fixed

Dormer Lead Cladding

  • All existing defective (variable thickness, evidence of thermal movement) lead cladding was stripped and removed from site
  • New Code 5 lead was used to clad the dormer cheeks and weather seal them
  • LDA regulations were adhered to for cladding, welt joints and flashings to ensure a weather proof seal and minimise thermal movement

Dormer Flat Roof

  • The defective dormer flat roof required recovering, involving the removal of the existing defective roof covering, decking and timber fascias
  • Firring pieces (3" down to 0") were installed and mechanically fixed in place to provide the falls on the roof.
  • A replacement timber deck of 18mm WBP (Weather and Boil Proof) plywood decking was installed
  • Installation of 50mm x 50mm tilt fillets (3 edged raised upstands) was carried out to channel the water towards the front gutter
  • The built up felt 2 layer torch on system was installed to specification. The specification is based on the balance of the merits of each proposal: the roof type and usage, local environmental factors; lifetime requirements; and the cost that best suits a particular budget
  • Green mineral felt drips were supplied and installed to the perimeter
  • New guttering and rainwater goods with seamless aluminium profile were installed
  • uPVC fascias were installed for long life and easy maintenance.
