The following tile roof renewal and refurbishment examples are part of a contract to refurbish 143 council owned residential units - 93 houses and 50 flats near Oldham, Manchester.

The existing tile roofs were increasingly problematic and no longer dependable. It was cheaper in the medium to long term to replace the existing tile roofs as part of preventive maintenance for the properties than repair problems such as broken tiles, leaking roofs and poor leadwork.

Evidence of multiple problems in the roofs showed themselves as:

• shaling of Rosemary clay tiles
• dislodged tiles and ridge tiles
• missing tiles or tiles with broken corners
• discoloured tiles and roofs
• rotten bituminous felt at the eves
• chimneys needing flashing repair and new lead aprons
• loose or poorly fixed ridge tiles

Tile Roofing

Retiling the roofs of the terraced and semi-deteched houses required:

scaffolding for access and safety

The stripping and disposal of existing roofing materials: tiles, battons and roofing felts

Mechanically fixing of breathable felt membranes to the roof structure using batons

Hanging of tiles from the eve-line in regular overlapping courses

Stepped chimney flashing and apron installation

New gutters and down pipes

Replacement ridge tiles, new sofits and fascias and cement verges fixed

The estate roofing work was completed to schedule with a minimum or disruption to the house occupants.
